Winslow Asset Management does not discriminate against any person based on race, color, religion, sex, national origin, handicap status, familial status, or any other state or locally protected classifications. To be considered for approval, all adults must fully complete a rental application. Any omissions, errors, or falsifications may result in denial of an application or terminate the right to occupy the apartment. All applicants must be eighteen (18) years of age or older. Spouses and roommates will be scored together on the same application. All information obtained is kept confidential and a copy of our privacy policy is available to you upon request. Approval with additional administrative fee and denial are based on a review of the following criteria:


INCOME

Household income must be at least 3 times the monthly market rent. If income qualifications cannot be met, a qualified guarantor is acceptable (see below). If income is not verifiable, we may accept proof of personal financial worth of at least 5 times the amount of the monthly rent. Supporting documents such as pay stubs and bank statements are required.


EMPLOYMENT

Applicant must be employed or provide proof of income. Each applicant must provide written proof of income such as check stubs (last 2 check stubs), offer letter, most recent year’s tax record or three most recent bank account statements within twenty four hours (24) hours of completing an application. Attending school will be accepted as an alternative to being employed; therefore a student may obtain a qualified Guarantor if the income requirement is not met.


RESIDENT HISTORY

Resident should have owned a home or have verifiable rental history for a minimum of six months with a management company or landlord who will verify that:

• Applicant has a good payment history; and

• Applicant has not been foreclosed upon, evicted or broken a rental agreement

Rental history from an individual or a house will be supported by a copy of lease, rental receipts, and/or utility bills in the applicant’s name at that address. Persons who are first-time renters, who have not owned a home, who are unable to meet income qualifications, or who have a poor credit history may qualify by having the lease guaranteed by a guarantor whose monthly income is at least five times the amount of rent, owns a home that shows up on their credit report, and meets all other qualifying criteria. Guarantor should be a relative or employer, and must complete and sign a guarantor agreement provided by us.


CREDIT HISTORY

Credit checks will be run on all applicants. Eligible applicants must have a satisfactory credit history. Applicants without credit history must provide proof of employment (minimum of 6 months). Applicants who are residents of foreign countries and do not have a social security number must provide proof of foreign citizenship, written verification of employment, and proof of income (2 most recent paycheck stubs).


CRIMINAL HISTORY

No person possessing any felony indictment or conviction for a crime listed in Section 92.025(b) of the Texas Property Code will be accepted. No applicant possessing more than one Class A or Class B misdemeanor (indictment or conviction) during the last ten 10 years, or a misdemeanor (indictment or conviction) for drug manufacture, distribution or possession with intent to sell, prostitution, burglary, sex offenses, or crimes against persons will be accepted. Our decisions are based on the information provided by the credit report agency at the time of application. We are not responsible for inaccurate information obtained.


RENTERS INSURANCE

Proof of Renters Insurance, which provides not less than $100,000.00 personal liability coverage is required prior to lease start date and must be maintained throughout the lease term.


OCCUPANCY LIMITS

Occupancy will not exceed two 2 persons per apartment bedroom plus one 1 additional occupant under the age of 24 months. Efficiency and studio apartments are considered one 1 bedroom’s for occupancy purposes. Apartments with dens can accommodate one 1 additional person.

 

GUARANTOR REQUIREMENTS

Guarantors may be used for students with insufficient credit or applicants with insufficient income. A Guarantor must have income at least 5 times the monthly market rent verifiable through tax returns, check stubs, etc. or verifiable proof of personal financial worth of at least 10 times the monthly rent amount; score in the “Accept” category for credit history, minimum employment of one year, and must furnish all necessary information on leasing or mortgage history. If approved, the standard admin fee will be accepted.

 
ANIMAL REQUIREMENTS FOR PROPERTIES WHERE PETS ARE ALLOWED

1. No more than 2 pets are allowed per apartment.

2. Must provide current vaccination record annually.

3. Pay a pet fee for each animal of $300.00/$400.00 (Less than 40 lbs/40 lbs or more), per apartment and a $25 per month pet rent, for each animal, per apartment. Total pet fee may be paid in two installments – 50% at time of move in and 50% with second month’s rent. Fees vary based on weight.

4. We will accept dogs, cats, a small bird and/or a fish aquarium not to exceed 20-gallon capacity.

5. Winslow Asset Management does not accept animals that exhibit any type of aggressive behavior. A pet interview will be conducted prior to move in. Breed restrictions apply.

6. Unauthorized pets will result in a $100 fee and an additional $10 per day until either the pet fee is paid (if the pet meets the above criteria) or when the pet has been removed from the apartment. All provisions of the TAA Animal Addendum apply.
